Airbnb Management Fees in Dubai: What Owners Really Pay (2026)

By Kevin Magis, Founder & CEO · July 2026

If you own an apartment in Dubai and are comparing holiday home operators, the headline percentage is only half the story. Here is how management fees actually work in this market, based on the public pricing of the main operators in July 2026.

The market ranges

Operator / segmentPublished fee
Frank Porter17%, described as all inclusive
GuestReadyFrom 15%, plus a one-time onboarding fee
Market ranges cited by aggregatorsRoughly 10 to 17% (budget), 17 to 20% (mid-market), 20 to 25% (luxury), usually on gross revenue
Skyline Stays15% of net income, all inclusive, no minimum term, DEWA bill payment service included

Gross or net: the question that changes everything

Two operators can both say "15%" and cost you very different amounts. A fee on gross revenue is charged before platform commissions and operating costs. A fee on net income is calculated after them. On a busy calendar the difference adds up quickly, so ask every operator one simple question: 15% of what, exactly?

At Skyline Stays the fee is 15% of net income, and it includes what many contracts bill separately: guest communication, housekeeping coordination, maintenance follow-up, and even the payment of your DEWA utility bills on your behalf, at no extra fee (the utility cost itself remains yours).

The extras that inflate a "low" fee

None of these lines is dishonest in itself. The point is to compare total cost of ownership, not the headline rate.
